How are my property taxes determined?
Your property tax is determined by two factors. One is the Equalized Assessed Value (EAV) of your property, as determined by the St. Clair County Assessor. The other is the tax rate. Your tax rate is calculated by St. Clair County after receiving tax levy requests from all of the taxing bodies in your local area. These taxing bodies are dependent on the location of your property and are typically made up of your county, township, municipality, and schools.

Total equalized assessed value (EAV) is divided by the levy amount, then divided by 100 to calculate the tax rate. Your EAV, exemptions, and property tax rate are published on your annual property tax bill. Your property tax bill is calculated by multiplying the EAV of your property, after subtracting any exemptions for which you have applied, by the tax rate.
